Air Conditioning Regulations 2008
The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 are designed to help promote the reduction of carbon emissions in buildings. The 2007 directive stipulates that all air conditioning units are to be inspected by an accredited air conditioning system energy assessor.
It is the person who controls the operation of the system (and not just the temperature settings) who is responsible for ensuring that an assessment has been carried out. It is therefore prudent to check the lease agreement for clarification, as the responsibility may lie with either the Residents’ Management Company, Landlord or Freeholder.
For any new air conditioning system put into service on or after the 1st of January 2008 an inspection is required within 5 years of installation.
For any other air conditioning system with an output rated at more than 250kW, an inspection must have been completed by the 4th January 2009.
Any air conditioning system with an output rated between 12kW and 250 kW, must be inspected by the 4th January 2011.
Once initially inspected the air conditioning system must be re inspected at five yearly intervals.
